General FAQ

Your apartment will have a dishwasher, oven/range, and refrigerator. Microwaves are not included. Fireplaces (if not pond side), vaulted ceilings (3rd floor only) and washers and dryers also available in select units.

  • IGA studios in N building do not have washing machines/dryers. P building studios include a stackable washer/dryer in the unit.
  • IGA – select units have outdoor storage closets

We do not offer furnished apartments, but we do work with a furniture rental company called Cort that we can get you into contact with.

No, our maximum occupancy is 2 people per bedroom. Maximum number of occupants for a one bedroom apartment is 2 people. Maximum occupancy for a two bedroom apartment is 4 people. The town of Normal regulates how many people per bedroom can live in a unit.

Check, Money Order, Cashiers Check, Online payments. Online payments are FREE with a checking account. There is a credit card processing fee with a debit or credit card.

The application fee is $40 for leaseholders and $20 for occupants. This fee is NOT refundable if you are denied for credit, criminal or financial reasons – your deposit ($350) and redecoration fee ($250) will be the only portions refunded to you. If your application is approved, all fees and deposits are non-refundable if for any reason you choose not to take the unit before the day of move in.

Residents are responsible for electric, gas (if applicable), cable/internet, and a flat water fee per month depending on floorplan chosen. Garbage and recycling pickup is included in the rent.

Each apartment is pre-wired with cable/internet connectivity. 

$350 refundable security deposit

We allow pets up to 35lbs in our studios and 60lbs in our one and two bedroom apartments. Maximum of two pets per apartment. There is a pet fee of $250 per animal to bring them onto the property, and a monthly pet rent charge of $20 per pet.

You can reserve an apartment unit online, in person, over the phone or via email.

All appliances and community amenities.

Utilities and cable/internet should you decide you want those services. You can also add a washer and dryer for $35/month and garages that range $50-$90 per month.

Yes! Vacant apartments are not always available to view, but we do have a few model units that are always available to show. Please request a tour and we’ll be in touch with you shortly.

Resident FAQ

Rent payments are due on the 1st of each month.

If rent is not paid by 9a.m. on the 6th, we start applying late fees. The fees are back dated starting from the 1st day we did not receive payment. This means that on the 6th we apply a $25 charge and $5 per day afterwards.

Ironwood Gardens Apartments

With verification from their employer and after 6 months in the unit they would qualify for an involuntary job transfer. Please see policy below.

Involuntary Job Transfer: Residents qualify for this option with 6 months of residency. There is a one month rent penalty and a 30 day written notice required along with a form your employer must fill out verifying the job transfer.

Please refer to your resident portal where you can put a maintenance ticket in, call the office at 309.888.4321 Mon-Sat 9a-4p, or call 309.823.0172 for after-hours emergencies. Items considered an emergency are:

  • No water or hot water
  • No heat when the temperature is below 60 degrees outside.
  • No air conditioning when the temperature is above 80 degrees outside.
  • Refrigerator is not working.
  • Toilet overflows and water continues to run out.
  • Toilet is clogged and you have already plunged without success and only have one bathroom in your apartment.
  • Ceiling has water leaking from it.
  • Fire, please call after 911 has been called.

Only gas grills are allowed. Wood and charcoal-burning grills are only allowed on 1st floor concrete patios.

If it’s during office hours, our office can get you a new key. Outside of our office hours, you will need to contact a locksmith and provide us a copy of your new key within 48 hours.

Ironwood Gardens offers garages for an additional $50-80 per month. A garage can be added at any time but you can not remove a garage until your lease renewal.

COVID-19 FAQ

Customizable tour options are available: in person, virtually, or no contact tours. Masks must be worn in the clubhouse and office if you are not vaccinated.

Residents take a COVID self evaluation before submitting their online ticket.

We communicate with our residents primarily through email.

We have added a contactless move-in option where the resident can pay and sign their documents online in advance. We will then work with each incoming resident to formulate a plan that allows them to access keys contactless depending on their moving schedule.

If a team member gets sick, they stay home and get tested for COVID before returning to work per our company policy. If a resident believes they have contracted COVID, we ask that you strictly adhere to CDC guidelines.
